Taking a home loan in Noida or any NCR city is usually the single largest financial commitment most buyers make, yet the process is often treated as an afterthought to the property search itself. Most banks and NBFCs use a Fixed Obligation to Income Ratio (FOIR) of roughly 40-50% of net monthly income to determine the maximum EMI a borrower can service, after accounting for existing loan obligations. This means a borrower's eligible loan amount isn't just a function of income — it's heavily influenced by existing credit card debt, personal loans, or car loan EMIs already running. Co-applicant income, when added, can meaningfully increase eligibility, particularly when a spouse has an independent, verifiable income source.

Fixed vs Floating Interest Rates

The overwhelming majority of home loans in India are disbursed on floating rates linked to a lender's repo-linked lending rate, which moves with RBI's policy rate changes. Fixed-rate home loans exist but are uncommon and typically carry a meaningful premium over floating rates, since the lender is taking on the interest-rate risk instead of the borrower. For most salaried borrowers with a 15-20 year horizon, floating rates linked to repo rate movements have historically worked out cheaper, though this depends on the rate trajectory over the loan's life.

Loan-to-Value Ratio and Down Payment Planning

RBI guidelines cap loan-to-value (LTV) ratios based on the property's value — typically up to 90% LTV for loans under ₹30 lakh, 80% for ₹30 lakh to ₹75 lakh, and 75% above that. In practice, this means buyers should plan for a down payment of at least 10-25% of the property value, plus separately budget for stamp duty, registration charges, and GST where applicable, none of which are financed by the home loan itself.

Balance Transfer: When It Actually Makes Sense

Existing borrowers are frequently approached with offers to transfer their home loan to a new lender at a lower advertised rate. A balance transfer only makes financial sense after accounting for processing fees, legal/technical re-verification charges at the new lender, and the remaining tenure on the loan — a transfer late into a 20-year tenure rarely saves meaningful money even at a lower rate, since most of the interest has already been front-loaded in EMI amortisation. Documentation That Speeds Up Approval

The most common cause of delayed sanctions isn't credit profile — it's incomplete or inconsistently formatted documentation. Salaried applicants typically need the last 3 months' salary slips, Form 16 or ITR for two years, 6 months' bank statements, and KYC documents; self-employed applicants need 2-3 years of audited financials and GST returns where applicable.
